Exit Real Estate Consultants in Lexington South Carolina is on the move; this small agency came in the top 10 of their MLS at number 9 with nearly 2.8 Millions in Sales in February. In fact the actual numbers were higher and above $4 Millions but not in the MLS as of reporting day. March 6th, 2009 – Charlotte, NC: Michael Washburn, The Franchise Owner of the Carolinas, invited me to train in Charlotte at the yearly Exit of The Carolinas Awards Gala; a treat for me since I got to spend time with Bob McKinnon, a Real Estate Mentor of mine, and Tami Bonnel the CEO of Exit Realty. I strived to inspire and train the agents – and I left inspired by the Brokers and Realtors Commitment and Vision… Our economy is having its share of challenges, and Real Estate has been tested for over a year, but the tenacity of the Exit Brokers and Realtors blew me away… The desire to succeed and serve the Real Estate Consumer is alive and well, and Exit Realty Agencies in the Carolinas are up to the challenge!!!

Methodical, diligent work that adds up to something meaningful is the cornerstone of success in all endeavors. For the longest time, and for many Real Estate Professionals, Real Estate has been about the pursuit of the deal; and although there is nothing wrong in chasing deals, especially in a market like this one, lots of energy is expanded and it seems as though the Realtor is re-inventing the wheel with each transaction. (and for many it creates a lack of discipline and focus.) To Strategize is to have a method to your madness, a trusted routine that helps “create” each work day, and accumulates to weeks and months of measurable accomplishments… I am not talking about goals, those are the fruit of your labor – I am talking about the steps and activities that make up your goals. For example, let us assume you have an Effectiveness Conversion rate of 30 to 1; meaning that if you spoke to 30 people about Real Estate you will convert one into a client; and let us assume you desired to have 2 clients a month; your life is therefore quite simple: You must have 720 Real Estate Conversations a year, but better yet: it translates into 3 conversations a workday… By focusing on the strategy you will then create the conditions that force you to have 3 conversations with potential clients each workday and you will make sure your day does not end without this occurring… You have just moved from the realm of thinking and gnawing at your thoughts into the realm of action… (I hear some of you saying to me – well give me the 3 people a day and I will show you; WRONG: You are in Real Estate and no one gives you anything… everything is earned and successful Realtors know that. PS: Successful Agents turn this Discipline on its head! They create the conditions for the world to send them enough Real Estate Contacts to convert Sales…) But no matter, the example above does not seem to have anything to do with my trainings (Real Estate Internet Strategy.) It sure does: The Internet, Google, Blogs, and Social Media don’t really matter if we are not talking; If “We are Talking We are Selling.” I train Brokers and Realtors how to compete online and I give them a “Strategy” for Success: this means Planning, Long Term Implementation, Weekly Application, and a Vision to hold it all together… The Internet is the platform of communication with our clients and it needs to be embraced Thoughtfully and Strategically!!! A Good Strategist has the following qualities: • Is Ultimately Responsible. • Sees Problems as Opportunities to Improve. • Balances Short- and Long-term Needs. • Keeps Calm when the unexpected occurs. • Is a Skilled Communicator. Bang… Yes I heard that noise go off in many of the agents’ heads and smiles who attended “Charlotte Real Estate Blogging Strategy.” – In fact many of them said so using terms such as: “I get it now!,” “I know what to do now!,” and all promised to have a blog posted within a week and start blogging weekly and become the community market leaders. The Brokers of Exit Realty South, John and Angie Byers, hosted 25+ agents for an intensive training and provided lunch with the compliments of Grubb Properties Inc. It never fails… As a Real Estate Web Strategist, Brokers and Realtors seek my opinion and consent on the look of their websites… and I do understand their need for such an assessment... After all we all seek validation… Deep down I want to tell them: “I don’t care; it matters little;” but I don’t have the heart to be that blunt… After all, as a trainer and coach, I am driven to inspire Realtors to produce Results on the internet!!! So what is the truth??? Design and Aesthetics do matter… But if you are lacking function and strategy the exercise is for NOT!!! If your efforts don’t lead to Google Visibility then you are worried about being “liked” and not focused on what your Buyers, Sellers, and Search Engines care for most!!! (In fact, I say: “Google forces you to take care of your clients… so, will you?”) Your Real Estate Strategy must lead to Google and back to your Real Estate Tools and Services, the ones your customers are craving… So please talk about design and looks, and do get excited when your logo and your photo look good, but let’s not pretend that’s The Journey you are supposed to undertake to succeed online… I hate the term SEO, Search Engine Optimization, because it leads many to think that Internet Visibility is a rigged game… but time and time again I have proven to brokers and realtors that such visibility is organic… so ask yourself: how can I serve my buyers and sellers in my local Real Estate Market… emphasis on “Local…” So are you asking such questions? As a previous Art Director for an advertising Agency in New York City with 10 years of experience I am here to tell you that most Realtors and Brokers are focused on the wrong thing… do you want me to share a secret with you… you are not going to like it… but if you have read this far then I owe you that much… Advertisers and Marketers understand that Real Estate Professionals are vane: “Their ego is bigger than their business…” so if you want to sell them something show them goods and services that promote their name, pictures, and egos and they will pay you a bundle of money… in fact many of them are told and believe: “The Real Estate Business is about the Realtor – not the customers…” Am I right? The days of the web being about your ego are over unfortunately… The internet pays those who serve their Buyers and Sellers with Internet tools that are localized and lead to the satisfaction of the user… and at the heart of it is Google… Are you trained to go beyond your ego??? So is this Blog Self-serving… YES!!! I want your broker to hire to train you on the right Web Strategy… and ask you to be as candid with your clients as I am with you… they can read your intention anyway… so be competent and honest!!! Ask the Realtors and Brokers who have attended my Training Seminars and you will understand that they are in touch with something larger than products and vendors... Exit Realtors in Charlotte Start year with a 6-hour Real Estate Web Strategy Training Exit Realty Advantage of Charlotte North Carolina hosted a Web Strategy training 1/6/2009 led by Key Yessaad and well-attended by 27 Realtors from the region. The training focused on Internet Marketing and strategies for critical “Google Positioning” and of the removal of the illusion that marketing and Internet marketing are two separate entities.
