Do you think it's ethical to use scare tactics in mailings to get short sale listings?

I came across a Realtor that uses mailings that scares homeowners with all kinds of threats about missing their mortgage payments with threats about deficiency judgements, etc... Pretty unethical stuff in my opinion and not sure what to do with the mailings given to me by a homeowner that was scared to death of it.

To make matters worse... the person doing it is a Broker/Owner of a company.

It's just sad that some people will do anything for a listing and I think it gives all REALTORS a bad name.

What would you do with these if they were given to you by somebody scared out of their mind already?

I have the material and it's just sad that a REALTOR would even send stuff out like this... I'm tempted to tell the recipients to call an Attorney because it's borderline false information. From reading it, it makes the homeowners sound like criminals.

(I'm also very tempted to scan the letters and postcards and post the information on my www.LasVegasRealEstate4u.com blog for public view and point out all of the false scare tactics...)

What would you do?

By the way -- just got another approval today and helped another strapped homeowner on another short sale!! Whooo Hooo!

Whoo Hoo is right Paul! Go ahead and pat yourself on the back...you deserve it. With only 1 of 7 shorts sales now closing you have earned the right to boast! Good job.

Scare tactics should be reported to the State! I can tell you lots of horror stories about people being scammed. I wrote a blog www.badforeclosurescams.com with hopes that the public would read this and get educated. There are soooo many bad things that certain agents are doing and we NEED TO STOP THEM! Please please report them.

Thank you Paul, and Vicki for this discussion. I learned a lot from it. There are some pretty awful people working in real estate these days, I just wish they would all be kicked out of the business!
