Single Property Websites have a lot to offer, but the best price I've found so far is about $50/listing, which can get expensive if you want to provide this service to a number of clients. A less expensive alternative, which most of my clients have found to appreciate, is to purchase a branded virtual tour and a unique property URL, then forward the property URL to the tour. Here's an example: www.528BarrowsTowne.com It's not quite as robust as a full property website, but for about $20.00, it's not bad! Many tours have links that you can use to drive traffic to your agent or company website. I also recommend including the property URL in your print advertising to drive traffic to the tour. I often use MicroSoft Picture Manager and add the property URL as text to the photo, but make sure it's in the copy too, as the photo text can be difficult to read if your print ad is black and white. I hope some of you find this tip to be helpful and I wish all of you the very best. Kyle Kershner |

Kyle, Thanks for the tip. We agree that the sites can get costly. We'll check out your example. Fran and Rowena |

If I may be so bold, I would like to suggest you take a look at my web service at http://AgentListingWebsites.com
Here is basically how it works. You pick www.YourDomainName.com at sign up for free. Than you generate a listing, starting with your Best Listing. For this example lets say it is a Pool home. We have a lot of them here in “If you sign with me today, this rider sign will hang in your yard, and it will be for your house, and only your house. It is not a link to all my listings, or my firms Listings, it sells your house and only your house. If you sign with me, I will also give you these business cards to pass out to your family, friends, colleagues, & anybody else that may be interested in the house, or may know somebody who is interested.” So your domain name is free, and you have as many WebPages as listings you carry. And while you have to buy a rider sign ~$20, it goes from house to house to house. You buy business cards ~$50-100, but they go from listing to listing to listing. This is our green marketing strategy. Your marketing tools are recyclable. Plus all the links you sent into cyberspace is like pee in the pool. You can never get it out, and it keeps building in numbers as the URL goes from house to house to house. Over the years it will become absurd how many links you have on the internet pointing to the URL. It doesn’t matter which house it happens to be assigned to today, because the links point to the URL. Feel free to contact me with any questions. |

I like Point2Agent.com as my choice of marketing homes because I get over 35 pictures, a virtual tour, drip mail, feature capibilities, a build in Blog and much more for $49.00 /month for the Professional Version. This also allows for a personal domain name for the property and syndicates to over 30 different Portals and websites. Below is a Blog post I did sometime back, I have not found any company that compares to this much for so little investment.
Syndication is becoming one of the fastest growing listing advertising mediums on the Internet today. Giving your listings maximum exposure just makes sense and Point2Agent has the largest syndication network in the real estate industry, with new partners being added frequently. Agents can enter their listings once and watch them spread automatically to some of the highest trafficked search sites on the Internet.Point2 Agent’s Drip Email system offers 14 default campaigns pre-loaded and ready-to-go. You don’t need to worry about writing all the email content yourself and can get started immediately. These special drip email campaigns are designed to target buyers and sellers with relevant emails sent at accurately timed intervals, with pre-selected triggers. However, I recommend you adapt them to your own personality and market. The content in each email and even the timing can be edited easily. All you have to do is enable the campaigns and your prospects will soon begin triggering the campaigns that apply to them.
These are just a few of the many features that Point2 Professional has to offer. The nice thing is, you can try the standard edition out for 3 month’s FREE. Most agents that I have worked with on this dynamic program end up going with the Professional Version because it provides you with a powerful suite of website tools that allow you to have the customized, professional online presence you need. Hope this helps, Mike http://mikebowler.net |

I use Point2agent as well as Listingbook too. think they are both great tools. I actually did a presentation in our office to push the other agents to use it more often. Based solely on for $10/month, it creates a branded & unbranded virtual tour that you can use in other sites. Only downside is the handshakes. I think that should be automatic networking that you can later cancel if you have a problem with the reciprocating realtor. the reason I think my webservice is superior is because it takes advantage of bookmarking to social sites. |

I'm thinking of using http://mysinglepropertywebsites.com. They have a flat-rate option per listing. If you always have multiple listings - they have a monthly option for unlimited properties. They syndicate to major sites - instead of you spending the time to do it yourself. You can also get a custom domain. The biggest thing I like -- you can set up a listing prospect's home website and show it to them during the listing presentation -- in a free preview mode. Then just activate it once you get the listing! |
