As a real estate professional, isn't one of the
favorite parts of your job the APPRECIATIONS  you
receive from your clients?

Don't you love it when they say, "Thanks for
helping us. You did such a good job. We would
be more than happy to refer you ."

Isn't that music to your ears?

Let me ask you a question, do you capture these
comments on paper or record them?

If not, you are missing a GOLDEN  opportunity
to get more business.

What usually gets in the way is that they make
an off handed comment to you, you're in a hurry
and you forget to write it down.

Here's a TIP: Don't pass up those opportunities !

NEXT TIME: Say, "Would it be OK if I wrote down
your comments and used it as a testimonial for  people
who are considering working with me?

Most of  your clients will be happy to take a couple
of minutes while you write down word for word what
they appreciated about you and your service.

Ask if you can use their full  name, or their initials.

Here's 3 SECRETS to success with this:

1. Capture the comments at the height of their appreciation.
So, when they volunteer to say something positive about you,
that is the time to intervene and begin recording what they say.

2. Keep these in a file.... for your own sake.  Next time you
feel the least discouraged, reach for your file and let it remind
you that you have a valuable service to offer.

3. Keep another file to show or email to prospective clients.
Just as a picture is worth a thousand words, a good testimonial
is worth gold for you.  After all , you don't have to sell yourself
because a testimonial is someone else praising you.

COACHING TIP: Start collecting testimonials now and
get them on paper, you'll be glad you did.

With the economic downturn and the mass hysteria, it's all too easy to make some deadly mistakes that
cost you business.

3. Focusing on the problems instead of the opportunities.

Yes, you do have a choice. In this economy or in any economy, you can focus on problems or opportunities. The real estate agents that are succeeding in today's economy are enthusiastic about how they can help their clients.

This enthusiasm is contagious. Their ideal clients want to work with them, because there is no "doom and gloom".

Remember, the way you will prosper now, or at any time, is by helping your clients get what they want. Avoid these common mistakes and let your positive mindset turn you into a magnet
for your ideal clients.

As a real estate business coach I get asked this question a lot.  "Does the law of attraction still work in today's economy?"  And the answer is yes, the law of attraction works in any economy. 

In fact the law of attraction works 100% of the time whether you're aware of it or not.  The law of attraction is like a law of gravity.  Even if you don't believe in the law of gravity it's still working.  Whether you're a good person or a bad person, if you jump off a building you'll hit the ground. 

The law of attraction can work in your favor or in your disfavor.  In today's economy it's even more important to use the law of attraction in your favor.  Why?  Because the media is painting such a negative doom and gloom picture that you consciousness absorbs all of this media blitz, and consciously or subconsciously you start focusing on what you don’t want which is scarcity and lack, the two things that the media is talking most about. 

If you have any exposure to the news you know how easy it is to start feeling depressed even after just a little bit of news.  The law of attraction is still working in that case because what you focus on expands and if you focus on lack and scarcity, doom and gloom, poor economy and so forth, then that is exactly what you will manifest as your result.  However, the good news is that it's possible, and not only possible but actually imperative that you use the law of attraction to your advantage while the rest of the world is focusing on the news and the doom and the gloom. 

You have a choice.  You can focus on the gloom and become a victim like most people, or you can choose to use the law of attraction to create the kind of results that you want.  Remember, like attracts like and you get what you focus on.  You can focus on abundance and you can focus on opportunities no matter what's happening in the economy.  What the media doesn't report is the good news. 

The media sells better when it reports bad news.  In fact there's a line.  If it bleeds, it reads.  All the more important why you should look for the good news.  Did you know that there were more millionaires created in the Great Depression than at any other time in American history?  But the media doesn't report that. 

Did you know that Napoleon Hill said "Within every adversity is an equal or greater benefit."?  The media also doesn't report that.  Did you know that in today's real estate market there are wonderful opportunities?  All you have to do is look for them. 

One of my former clients is doing exceptionally well in today's economy because she stands out.  She is unique.  She doesn't bring and doom and gloom to her clients.  She brings the good news of how they can benefit from today's economy. 

Do you want to the law of attraction to operate in your favor?  Then start using it now. 

First, get clear on what you don't want.  That should be very easy.  It's all the things that the media is talking about.  Then focus on what you do want.  Probably it will be an abundance of ideal clients. Clearly define what you mean by an ideal client. 

Next, clearly define your vision and see what it feels like to have what you want. After you have clarified your vision, ask yourself: “What self-limiting beliefs do I need to release to manifest my vision?” If you have self-limiting beliefs such as "There's never enough money." or "To be successful you have to work long hours, struggle, and sacrifice." or "I don't have what it takes to be successful." then those beliefs will stop you from succeeding. 

With the help of a mentor or a coach you can find a way to turn those beliefs in to empowered beliefs, like "There is an abundance of money.” “We live in an abundant universe.” “I am a child of God and God wants me to have abundance.” “I have all that it takes to succeed.” “To be successful I need to work smarter, not harder." 

In summary, there's never been a better time to use the law of attraction in your favor.  In fact if you don't use the law of attraction in your favor it will use you and then you will become one of the statistics that the news is talking about.  Don't let that happen to you.  Remember what Napoleon Hill said, "In every adversity is an equal or greater benefit." Your job is to find it.

One of the issues that has surfaced in my career as a business coach over the years is the issue of intimidation.  Many clients who come to see me for coaching, want to work with higher end clients.  However, what they usually say to me is this “I want to work with higher end clients, but I feel intimidated whenever I’m around them.” 

I was working with a client a few months ago name Karla, who had this very same issue.  I asked her this question, “What self limiting belief do you have about yourself that could be causing you to feel intimidated by higher end clients?”  She answered, “I have the belief that I’m inferior.” 

I guided her though a reprogramming process to teach her how to eliminate that belief from her consciousness.  The session was very interesting.  The first part of the session was to get clear about the positive intention of her old belief.  The question I asked Karla to ask was this:  “Dear old belief part of me, what are you trying to do for me by having me believe that I’m inferior?” 

At first Karla resisted this whole questioning process and couldn’t possibly imagine what positive intention there could be in the belief, “I am inferior.”  However, I encouraged her to dig down deeper.  I encouraged her to be a loving detective and to assume that every self limiting belief that she has about herself has a positive intention at the root.  She agreed to cooperate and to look deeper. 

Soon she found that the part of her that was telling her she was inferior told her that what she was trying to do for her was to make her humble.  So, in other words, the old belief had a positive intention and the positive intention, it said to Karla is “I wanted to make you humble. I wanted to keep you in check. I wanted to keep you out of the center of attention.” 

I asked Karla to probe deeper and ask “Why do I need to be out of the center of attention?”  And the reply was, “Because if you’re out of the center of attention, you will be protected from other people’s judgment.”  At this point Karla became emotional and started to feel some pain from her childhood. 

The second part of the reprogramming process was to find out the origins of when this whole sequence began.  Her old belief part said to her, “You were very young and I gave you the idea that you were inferior so that you would be out of danger.”  “What danger?” I asked.  “You were playing with kids.  They were making fun of you.  To protect yourself, you made yourself as small as possible.  You made yourself invisible and the way you did that was by telling yourself ‘I’m inferior.’” 

At this point Karla was becoming emotional and I said to her, “What other core beliefs did you form about yourself at that time in your life?”  And she said, “Well in addition to thinking I was inferior, I also told myself I’m not as good as you are, and I told myself I should be perfect.” 

Then I asked Karla to come back to her present age and to talk to her old belief part and to thank the old belief part.  This is what she said, “Dear old belief part of me, thank you so much for trying to help me when I was growing up.  Now that I’m an adult, everything is different, and even though you’re trying to help me, you’re actually hurting me.  In fact, if I keep on believing the belief that I’m inferior, then I will create some major problems, and here’s what they are.” 

Karla went on to mention that if she keeps on believing that she’s inferior, that she never will be able to work with higher end clients and never be able to fulfill her full potential and never make the income that she wants.  I asked her if those results were acceptable to her and she said “Absolutely not.”  I then encouraged her to get adamant with her old belief part and say, “Old belief part of me, you no longer have any place in my consciousness.  I need to release you right now to your highest good.”  She escorted the belief out and said to it, “Thank you and I release you to your highest good.”  

I asked her to take a deep breath and feel lighter.  When she came back to her conference table, she felt very much lighter and unburdened and we had done the first part of the reprogramming process which was to eliminate the false self limiting belief called “I am inferior.”  Since nature abhors a vacuum, we needed to fill in that space with some positive new empowered belief.  So I had her imagine that she was the future successful self. 

She was proud.  She was smiling.  She was at ease, and the future successful self said to Karla, “Here are your new empowered beliefs.  Please write them down.”  Karla began writing fast and furious, her new empowered beliefs such as:  “I’m as good as anyone else.”  “I deserve to be successful.”  “I am as smart as anyone else.”  “I am able to make mistakes, learn from them and move on.”  “I’m so happy and grateful now that I’m reclaiming my own power.”  “I’m so happy and grateful now that I’m releasing old beliefs from my childhood and realizing my true potential.” 

At the end of the session, I asked Karla how she felt and she said she reported feeling lighter and had lost that feeling of inferiority.  Many clients who want to work with higher end clients need to take a look at the self limiting beliefs that are holding them back. 

If this is one of your issues, ask yourself. What self limiting belief could I be carrying on a subconscious level that could be making me feel inferior?  Am I believing that others are better than me?  Do I believe that because they have more money than me, they’re better than me?  Do I believe that I’m not as smart as them? 

Do a little inquiry into your own subconscious beliefs.  Practice the steps outlined in this article and you’ll find it easy to release those old beliefs, put in your empowered beliefs and then begin to feel at ease and comfortable when you work with clients in any of your categories.

Do you find yourself avoiding certain types of clients?  Do you find yourself unable to speak the truth to sellers when their properties are overpriced?  If you’re like most real estate professionals, your “people pleaser” pattern often gets in the way of telling the truth.  When you’re not able to tell the truth to your sellers, they lose respect for you, and you end up losing the transaction.

 

This is similar to a client of mine, named Pauline, who was unable to reach her financial goals because she only wanted to work with buyers.  When I probed into what was blocking her, she said that she really didn’t like the idea of working with sellers.  In fact, her dislike was so great that she actually avoided speaking with sellers.

 

When I asked her why, she said it was because they would be demanding. They wouldn’t price their homes at the right number; they would expect her to spend a lot of money to sell their house; they would really pressure her and create a lot of stress for her.

 

I asked her why it was that she gave her power away to these people instead of setting appropriate boundaries.  I asked her why she wasn’t able to tell them the truth about the price of their homes.  With a little prompting and encouragement, she discovered that she had been suffering from a very strong people pleasing pattern her whole life; it showed up in different areas.

 

In this case, it showed up whenever she thought about working with a seller.  In her interactions with sellers, she gave her power to them; she let them control the situation; she let them set the price; she didn’t set appropriate boundaries.  In fact, she ignored one of Stephen Covey’s basic rules, which is, “It’s either win/win or no deal.”  For her, every situation with a seller was they won and she lost.

 

When we explored her people pleasing pattern a little bit deeper to find about the origins of when that was programmed in her mind, it turned out that it started very early in her life.  In fact, as a very young child, her only way of getting any attention was to be a family “people pleaser”.

 

I pointed out to her that that was probably a good strategy at the time, but like a program that you put into your computer, unless you change the program, it will just keep going on and on forever.  I asked her if she would finally like to change that old “people pleaser” pattern, and she agreed.

 

Coming back to her current age, she realized that if she kept on being a “people pleaser”, she would not be able to fulfill her potential, she would not make the money she needed, and she would constantly be stressed out.  I asked her if those consequences were acceptable to her, and she adamantly said, “No.”

 

With a very short technique, I introduced her to the idea of releasing her “people pleaser” pattern once and for all.  When she did that, she felt much lighter.  And then I asked her to come up with a list of empowered beliefs, and she created this list:  “I just need to please myself, and no one else.”  “I don’t need people to like me, I just need people to respect me.” “It’s either win/win or no deal.”  “The only person’s approval I need is my own.”

 

Those new empowered beliefs allowed her to take her power back.  It gave her the ability to tell the truth.  My general comment to all real estate professionals in today’s market is that above all, be honest.  When you’re working with a prospective client who is a seller, be sure that they are willing to price their home at the price point that you advise them.

 

If they insist on an unrealistic price, do not work with them; you would only be engaging in an interaction in which they would win and you would lose.  Keep in mind Stephen Covey’s famous principle from his book, The Seven Habits of Highly Effective People, it’s either win/win or no deal.

 

Trust your gut; you’ll know if it’s not a win for you. Your job is to let it go and trust that you’re making room for a wonderful, new, ideal client.

Is that a question you’ve ever asked yourself?  Have you ever wondered why some real estate agents do well in today’s economy while others fail?  There is a huge discrepancy right now between people who are failing and people who are succeeding. 

Having been a real estate business coach for the past 12 years I’ve had the privilege to observe how real estate agents function.  And this experience has included new agents and seasoned agents, and the experience of watching them function through hard times and good times.  In addition, I’ve even had the privilege to be able to participate in helping them to become successful.

Here’s the secret to what separates those who are doing well in today’s economy from those who are not.  It’s one word and that word is fear.  The not so successful real estate agents have fallen into a cycle of fear.  Usually that pattern is established through incessant watching of the news, whether it’s reading a newspaper, or a magazine, or watching TV, or listening to the radio, the real estate agents who aren’t doing well are following the news much too closely, and what happens is that they are - their mind is focused on gloom and doom. 

In Law of Attraction terms you could say that they have gotten in a cycle of focusing on what they don’t want instead of what they do want.  Because the media focuses on lack, they have also been focusing on lack.  Since our thoughts create our reality the more we focus on lack the more we bring that experience to us. 

The energy of fear is a contracting energy.  If you’re caught up in fear you might not know it but you might notice the signs and symptoms of fear.  Here’s some things to watch out for:  Are you feeling discouraged?  Are you procrastinating?  Are you avoiding marketing?  Are you feeling depressed?  Are you suffering from low energy?

You see all of these signs and symptoms simply indicate that your energy instead of being expansive and confident has shrunken. 

So what’s the way out?  Let’s take a look at group B, the successful real estate professionals in today’s economy.  These professionals are not watching the news very much at all; in fact most of them go out of their way to avoid the news because they know the devastating effects on their mindset if they inundate themselves with the latest media blitz.  Instead they focus on the opportunities available in their marketplace. 

They are keenly aware of the properties available.  They are keenly aware that this is one of the best times to buy.  They are taking action. 

What the successful group is doing that the non successful group is not doing is that they are keeping their confidence level high and their mindset positive by avoiding the news. They are focusing instead on, “How can I serve the people in my community?” 

In addition they are not focusing on what they don’t want; they’re focusing on what they do want.  They’re focusing on their vision.  They’re focusing on the income they want to create.  They’re focusing on how they want to help people. 

In addition, they’re focusing on their capabilities.  If they have skills that they need to refresh they’re taking that opportunity to do it now. 

Finally, the most important thing they’re doing that the other group isn’t doing, is that they’re taking action.  With a positive mindset it’s easy to take action.  They are getting on the phone.  They’re not afraid to pick up the phone and call their past clients, their current clients, their sphere of influence, and even people they don’t know.  Because they know that they have a valuable service they offer. 

Most of the time when I coach my clients I coach them with this belief, “I have a valuable service to offer and people are happy to hear from me.”  Since our beliefs create our reality if that’s what you put out to the universe that is what you get back. 

Many of my former clients that are practicing being proactive, practice getting their clients connected with the great opportunities. They have actually doubled and tripled their income in an economy that the rest of the world is calling a recession. 

My advice to any real estate professional right now who wants to be successful is this; you may have knowledge of the current economy, but you don’t have to participate.  Instead you could do what Jack Canfield recommends and just say to yourself, “I hear there’s a recession going on and I choose not to participate.”
